Why are we known as Ocean Wharf 2000?
Ocean Wharf was constructed in two phases – the river and tower blocks (Phase 1) and blocks, A, B, C & D (Phase 2). The management and freehold arrangements for each phase are completely separate.
As Phase 2 was completed in 2000 it is referred to as Ocean Wharf 2000 (OW2000) to distinguish it.
Who is the freeholder?
The Freeholder of OW2000 is Grenade Street (Developments) Ltd, 58 Queen Anne Street London W1M 9LA (Company Registration 3064711) which has connections with the builders, Furlong Homes.
The tennants of Phase 1's River Block and Garden Block own the freehold to their buildings and car park.
Who manages the development?
Like many leasehold developments, a Management Company is responsible for the maintenance of the development and collection of ground rent and service charges. It is usual for each lessee to have a voting share in the relevant Management Company and as such a say in how it is run. In the case of OW2000 this is still under negotiation and currently all lessees have a non-voting share in Ocean Wharf Management Company Ltd.
The management company appoints agents to administer the day to day running of the development and collect service charges on its behalf.
